The Rooms

Fattoria di Larniano is situated in the countryside right outside of San Gimignano, right there, where the vineyards of the Vernaccia are growing. The land holding is composed of several holiday accommodatons, between which apartments, two historic villas and rooms with bathroom. In the centre of the farm, a small medieval hamlet, where are situated the villas Torre di Larniano and Villa di Larniano, each with own, private pool. Between those two is also located a small group of houses with the wine production, the reception, a small church as well as a banqueting hall, ideal also for receptions, congresses etc. for up to 200 people. Continuing along the vinyards, after about 200 m further down the hill, is situated the farm with three apartments and the independent country cottage, Il Leccio. On request it is possible to make cooking courses and product tastings (minimum number of participants required.)

TORRE DI LARNIANO (15 pers.)
A charming villa, once a watch tower, dating back to the 11th century.
The tower is composed of seven bedrooms and eight bathrooms, offering space for up to 15 persons. In the villa, several lounges, living and dining rooms as well as a kitchen. In front of the tower, on two sides, the park with swimming pool.

VILLA DI LARNIANO (12 pers.)
Just a few dozen metres away from the tower, "Villa di Larniano", composed of a medieval tower and a farmhouse that was added to the tower a few centuries later. The villa is composed of six bedrooms for 12 people in total and five bathrooms.
Guests can make use of the kitchen, several lounges, living- and dining rooms, as well as a billiard room. Outside, a sitting area, a park and the pool for exclusive use. Between the two watch towers, a tennis court for the use of both.

IL LECCIO (6 pers.)
Independent country cottage in panoramic position. The house is surrounded by a huge garden and a pool that is in common use with three of the holiday apartments. Il Leccio is composed of:

• spacious living rooms

First Floor

• 2 double bedrooms

• 2 single bedrooms

• 2 bathrooms (1 with tub, 1 with shower)

IL PALAGETTO
Il Palagetto is situated about 1 km outside of San Gimignano. The estate is subdivided into 2 units: IL PALAGETTO VILLA, a recently restored medieval castle, accommodating 6 apartments and IL PALAGETTO Guesthouse, farmhouse in the midst of the green between vinyards, where are situated 5 double rooms. A nice marbe swimming pool as well as a breakfast room are completing the estate. On request it is possible to make cooking courses and product tastings (minimum number of people required).

IL POGGIO
Nice farmhouse with annexed building, once a watch tower dating back to the Middle Ages and in a very short distance to San Gimignano. A careful restoration has maintained intact the architectonic characteristics, thus 4 apartments and 4 double rooms were maintained, all simply but comfortably equipped. The estate is situated in a beautiful position and enjoys a spectacular view over San Gimignano and its fascinating towers. At the guest's disposal, a fenced park, a swimming pool (6 x 12 m, opened from 15/05-30/09) with sun deck and also a magnificent view over San Gimignano. Guests can make use furthermore of the common room with TV and free car parking on the spot. In a small building is situated today the reception and a breakfast room. On request: cooking courses and product tastings (minimum number of people required).

CASA LA MAGLIACCIA (4 pers.)
Not far from Il Poggio and about 3 km from the historic centre away. It is an antique farmhouse building that has been completely restored, in a very natural and soft way. From here it is possible to enjoy magic views of San Gimignano:
