Villa Livia is situated on the sea of the seaside resort San Vincenzo, located south of Livorno in Tuscany.
The accommodation composed of a splendid, completely restored villa with 4 holiday apartments, all with sea view over the brand-new yacht harbour, offering space for 2 up to 6 guests. During the recent restoration works of the building, dating back to the second half of the 20th century, was maintained the original architectonic structure. Within the villa were created holiday accommodations of different size, equipped with all mods and cons (air conditioning, heating, satellite-tv, hairdryer etc.).

The furniture is in a modern style with light colours, ideal for a holiday on the sea. 
The villa is set within the centre of the charming seaside resort San Vincenzo, in one of the most prestigious areas, just a few metres from the pedestrian precinct, the yacht harbour, 100-200 m from the beach (as the beach underneath the house is not anymore available) and one of the most famous restaurants in Italy.
In the centre of San Vincenzo there are shops of any kind, boutiques, pizzerias, restaurants, bars, pharmacy, doctor, newsstand, supermarkets etc.

Nearby there are also tennis courts, football field, bowl field and the possibility for riding in the country side or riding lessons.
Furthermore one can make any kind of water sports, rent pedalos and other boats not far from the villa.
San Vincenzo distances just a few minutes by car from the Gulf of Baratti and Populonia, about half an hour from Livorno, three quarters of an hour from Pisa and about one hour from Florence. From Piombino (15 min. by car) are setting the ferries to the Island of Elba. Other places of historic and artistic interest in Tuscany such as Volterra, San Gimingnano, Siena etc. can be easily reached.
