From North (A12) 

1. Motorway A12 exit at Rosignano and turn left on the Highway SS1 Aurelia towards Roma. 

2. After about 20 km exit San Vincenzo Sud.  

3. At the next junction turn right towards San Vincenzo and after about 100 m there will be another junction, where you should turn right, again towards San Vincenzo.

3. After a few hundred metres you'll arrive at a roundabout, where you should continue towards centre. At the second roundabout, turn right, again towards centre and after a few hundred metres you'll see on your left a square with palms. Right after this square, you'll see a small street (Via Gorgona), where you should turn left. At the end of this road, on the left-hand side, is Villa Livia.

For check-in, at Villa Piano, 200 m before turning into Via Gorgona, in Viale Italia 44.

From Rome 

1. Motorway towards Civitavecchia.

2. At Civitavecchia the motorway ends and take the Highway Superstrada SS1 towards Grosseto/Livorno.

3. After Grosseto, continue always towards Livorno and after about 45 minutes you will find the exit for San Vincenzo Sud.

4. At the next junction turn left towards San Vincenzo and after about 100 m there will be another junction, where you should turn right, again towards San Vincenzo.
