From Pisa   

1. Motorway (autostrada) A12 towards ROMA-GROSSETO, exit ROSIGNANO and from there take the hightway (SUPERSTRADA) SS1 towards GROSSETO.

2. After about 1 hour exit at SCARLINO and drive then towards Castiglione della Pescaia.

3. At the entrance of Castiglione, surpass the village Riva del Sole and right after "Le Dune" (on the right-hand side), turn left. Follow the road up the hill and at a certain point you will see a small private road on the left hand side that leads up to Villa "Le Cannucce" führt. 

From ROME

1. Motorway towards Civitavecchia. 

2. At Civitavecchia the motorway ends and from there take the Superstrada (highway) SS 1 towards Grosseto/Livorno. 

3. Exit at GROSSETO NORD and follow the road signs to Castiglione della Pescaia.

4. At Castiglione you can drive or through the centre or take the "Panoramica". 

5. At the crossing after the "Panoramica" turn right (directly after the tennis courts, where the pine trees start) and follow the road up the hill and at a certain point you will see a small private road on the left hand side that leads up to Villa "Le Cannucce" führt.
